Independent Living in New Hampshire

Overview of Independent Living in New Hampshire

Families searching for senior living in New Hampshire will be greeted by natural beauty in just about every direction. The Granite State remains a popular spot for seniors, largely for its outstanding scenery, but also for its easy access to the Atlantic Coast and nearby New England destinations. New Hampshire’s main metropolitan area, Manchester, is located in the south-central region, but most of the state is defined by its winding rivers, natural bodies of water, and conifer-covered landscape. Lake Winnipesaukee is a large glacial lake in central New Hampshire at the foothills of the White Mountains. This rugged subrange of the Appalachians stretches into the state’s Great North Woods region and attracts millions of tourists every year with its ski slopes, hiking trails, and climbing walls. New Hampshire may be small in area, but it offers countless opportunities for an active yet peaceful retirement.

Currently, A Place for Mom partners with more than 15 independent living communities in New Hampshire.

The median monthly cost of independent living in New Hampshire is about $3,200.

New Hampshire laws and regulations for independent living communities

Independent living communities in New Hampshire don’t have to be licensed or regulated by a state agency, but they must adhere to local rental laws. However, if an independent living facility shares a campus with an assisted living facility, then the assisted living unit must follow New Hampshire assisted living regulations.

Independent living landlord and tenant regulations in New Hampshire

Stand-alone independent living communities in New Hampshire must follow the same standards as any ordinary rental in the state. Therefore, independent living landlords must provide the following to residents:[01]

  • A property free of insects and rodents
  • Internal plumbing that works efficiently
  • A safe environment without exposed wires or faulty switches
  • Roofs, walls, and ceilings that are in good condition and don’t leak
  • Structurally sound porches, stairs, and railings
  • Clean common areas free of garbage
  • An adequate supply of water and an efficient water heater
  • An environment without any gas leaks
  • Properly installed and safely maintained heating facilities

New Hampshire independent living residents must also follow the tenant duties outlined in their leases, which often include maintaining a clean unit and keeping it in working order.

Disability rights for independent living residents in New Hampshire

In New Hampshire, independent living communities must comply with the federal Fair Housing Act and Section 504 of the Rehabilitation Act. This prohibits landlords from discriminating against a resident due to their disability. It also requires landlords to provide reasonable accommodations and modifications to allow residents with disabilities the same rights as any resident.[02]

A reasonable modification is a structural change to a resident’s unit or shared spaces in the independent living community. It allows residents with disabilities full enjoyment of housing and common spaces. Examples of reasonable modifications include:[03]

  • Installing a wheelchair ramp
  • Implementing visual doorbells for a deaf resident
  • Widening doorways or changing carpets for easy wheelchair access

A reasonable accommodation is a change in rules, policies, practices, or services that allows residents with disabilities an equal opportunity to use and enjoy their unit or common areas. Examples of reasonable accommodations include:[03]

  • Allowing a service animal despite a no pets policy
  • Changing the rent due date to reflect a resident’s disability payment dates
  • Enabling equal access to community amenities and activities

How to find independent living community inspection reports in New Hampshire
